I read the book once and still find myself reguarly referring to this book as a guide book. It covers all of the fundamentals of real estate investing. Although it is written with the novice in mind, I am sure that even an experienced investor will find some helpful nuggets of information in this book. Summary: Real Estate Investing for Dummies This is an excellent book for beginners as well as experiences investors. It covers all of the basics and full of tips for all, experienced or not as of yet. They speak in a common language that is easy to understand, not so complex or over your head. They are very knowledgeable in the real-estate field and it shows through this book. At this time I own 2 doubles, 1 condo, and a 4-unit and I found it full of useful information and tips. It's true about the poor presentation, grammar issues, etc. BUT, like I said the author does have something to say - moreso in everyday layman's language. I believe he could have spent a little money on having it properly published - nicer layout, proofing, etc., BUT even I got the message. Trust me you have more to gain than lose. A regular publisher would indeed have a hard time publishing this book because it promotes the author's business a lot. Books are to be informational, not promotional (if promotional, then it should be free), that is the biggest flaw I found. The author could have been more subtle about drawing a crowd to his business and website... remember people are buying information, not promotion. In a reader's mind the intense promotional content dimished the quality and credibility of the work. However, overall, I do recommend you read the book because information on this subject is not cheap... just check out the other books available on Amazon or other book sites... I bought it and resold it as soon as I was done, so I lost nothing, and it sold fast... One thing is for sure, there are a lot of people who will pay more for this kind of information... I paid $10,000 for a 2 day course in Los Angeles, and was dissatisfied with what I got, I could probably summarize it in a similar book. Check it out for what it is worth.... it's cheap, plus it is not easy work to write a book - so I give the devil his due... for what it might be worth... Happy reading. The other one was too fluffy and general and didn't really explain anything. I knew NOTHING about buying a home and this book takes you step by step and teaches what you need to know. Should buy or rent? Are your finances in order? What can you afford? They answer all your questions before you even leave chapter 1! It's a great book. It's very easy to read and understand and when you're done with it, you'll feel like a pro! I just bought my first home, and I own it all to this book. Summary: Fantastic book! This book coupled with Ilyce Glink's "100 Questions Every First-Time Home Buyer Should Ask" (2005 ed.) should cover all your home buying needs. Summary: Dependent Upon Region and Timing This book felt like a great resource as we read through it pre-purchase, but, as the process began to solidify, we were disappointed to find that rules and laws vary so much state to state that our information was either erroneous, not fully explained, or unrealistic. We just bought our first home (in Texas, so you have an idea of what area is completely inapplicable to the book) and could not find one real estate agent who even knew what an activity list was, let alone maintained one. We had a long list of questions for the sellers, but maybe 5 of the 50 were answered at all, let alone to our satisfaction. Granted, the books says "walk away" from things like this, but, when pressed into a homebuying timeline due to job relocation, who has the luxury of waiting? It is a great resource for those that have the time for a few dozen "walk aways," but, for the rest of us, it will be of little use. (Although, I use it now to remind me to kick myself when I find yet another thing that did not go according to plan.) I found the layout easy to understand and liked the build from one chapter to the next. Overall a good program. I'm now in the field and found that I needed the advanced training course too but am happy that I completed this program first. I liked the study format. Each chapter had a self test allowing me to verify that I was retaining the needed info. Fantastic!!! Thank You! Summary: Its not even a book , its an OVERPRICED pamphlet! Very disappointed! I paid nearly $30 for a self-published booklet with less information than what is available over the Internet or looking at my own mortgage papers. Forty-one pages of large type, in mostly outline format, that could have easily fit on half that many pages. The only illustrations are of tax forms that are available at almost any library or govt office. I bet you can probably download them from the IRS website as well. To top it off, its not even a book! Summary: The virtues and defects of impartiality Consumer Reports and its parent organization, Consumers Union, can seem a bit schizophrenic at times, which isn't surprising when you consider their mission. On the one hand, their role is to interpose some rationality between the urge to acquire and the products that are marketed to us with every possible appeal. They propose to do this by supplying quality information. On the other hand, they must be neutral, which means they can't editorialize about how stupid and irrational your motives may be, and they can't say anything negative about a consumer economy that is built on exploiting those motives. Thus, if a product makes a false health claim, they may go after it, but if you want to buy a carbon dioxide spewing SUV, then their fondest hope is to help you buy the best big, dumb SUV available. Fair enough: spare me that. I understand the rules of the game. But it does embody a contradiction: lies and tactics on one side of a certain line are ok; on the other, not. Here is one area where the conflicting goals go wrong: Consumer Reports engages in aggressive loudspeaker ads for its magazine in Kroger grocery stores. This is captive audience marketing: you can't turn off your ears. Like a patron of a movie theater, I didn't come here to get pitched. It's aggressive: they aren't asking me to consider the options, but yackking at me with the crazed enthusiasm characteristic of such ads. It's putting the brand on record as in favor of shopping disamenity and noise pollution to make a buck. In its 2005 Buying Guide, CR reviewed electronics and computer retailers and rated them, in part, on their checkout lines. This shows the beginning of an awareness that the hassle of purchasing an item can be one of its most important attributes; they need to go further in this direction. Think about those complex coupon rebate schemes: pay more or be hassled. You don't rate that in the lab, but in the store. But, if, for example, CR ever gets around to rating more shopping experiences, how will they be able to ask patrons how they feel about being subjected to loudspeaker ads or other such tactics? Summary: Great periodical to save money, get impartial reviews We all need to watch the bottom line and this magazine helps. Our family had several large purchases to make and subscribed to CR. I would have chosen a car that is prone to electrical issues without this magazine. Could deal with less junk mail from CR though. A wise resource when comparing models prior to purchase.
